The staff are so warm and friendly. It’s a small island so you get to see other guests around and chat. Premium spirits served (if that’s your thing) and amazing shark feed everyday to watch.

Amazing everything! Staffs were so professional, everyone! The massage were the best! The diving very profeasional! the cleaning speech less..I recoment this hotel, for sure if am ai alive I will be back next year and as a Travel agent I will continue selling it to my customers!! The best thing about Ellaidhoo was the reef around the island - superb reef with thousands of magnificent species of fish. The room we had with a verandah shaded by trees, lounge beds as well as chairs was great. Banal our house manager did a superb job of looking after us every day. The bed was super comfy. Loved the outdoor bathroom! Food at the buffet restaurant was great with an unending suoply of choices - great service from all staff. The a la carte restaurant was also good. We loved the fact that this resort is doing as much as possible to "green" the resort and is being very public and vocal about it. Also enjoyed the "back of the resort" tour - extremely informative - the biologist's presentation on fish at the resort; the manager's presentation on the background to the resort; and the wonderful island vegetation.

We are repeating visitors, and we go for the underwater scenery and diving. The place is particularly well suited to divers who want to experience the marvels of Maldives, divers of all level, from the very conveniently located and beautiful house reef, to the full-day excursions dedicated to manta's and whale sharks

The perfect place! Cleaning 2 times per day,tasty food and every day different,the staff is super friendly and helpful,the environment is positive,the island is extremely clean and they have entertainment every night! Is perfect for snorkeling and fishing! Thank you for unforgettable memories

From the staff to the water bungalow itself everything was exceptional! Wide varieties of food for breakfast/lunch and dinner and themed food nights were such a enjoyment. For seaplane and speedboat transfers, your international flight must arrive in Malé before 3.15 pm to travel to the resort on the same day. On the return journey, your international flight must depart after 9.30 am.

Bottom Line

Though most of the beach is dwindled and much of the property feels worn out, things are looking up for Ellaidhoo Maldives (formerly the Chaaya Reef Ellaidhoo). Acquired by the Sri Lankan luxury brand, Cinnamon, this 112-room, upper-middle-range, family-friendly resort is undergoing renovations to some facilities and may get an overall facelift in 2016. Until then, guests still have plenty of (sometimes well-worn) features to choose from, including a full-service spa, squash and tennis courts, kids' play area, infinity pool, and excursions. The newer Water Villas are the brightest and most appealing rooms, but other categories can be a good value for families, and adventurous snorkelers and divers should jump at the chance to explore underneath the convex-shaped island. The Olhuveli Beach & Spa Resort is a little closer to Male and has better beaches, so it may be worth comparing rates.

Oyster hotel review, worn, torn, and seen-better-days vibe, but with hope for revitalization with new ownership.

Ellaidhoo became a Chaaya property in 2004, and even then she was starting to show her few decades of age. During our summer 2015 visit, the property had a forgotten vibe, with visible wear and tear throughout. But the new Cinnamon group ownership should result in a fresh start, and guests staying at the resort in November 2015 reported some ongoing refurbishments to facilities. Still, it may be months (or years) before guests can expect a dramatic shift from what we saw, including harshly sun-bleached buildings with broken door handles, lights that refused to work, and moldy shutters -- remarkably, however, everything was clean overall. There's also the outdoor sports area, comprising a beat-up soccer field and volleyball court, that adds to the overall abandoned vibe. It's worth noting that the season has a serious affect on the Maldives ' atmosphere and clientele, and that our visit happened during the typically somewhat vacant off-season. Regardless of season, though, there's a quiet beauty to the natural, verdant, and tree-filled setting of the island. Plus, its unique, convex shape lends to some truly one-of-a-kind snorkeling and diving for the couples and families who tend to come here. 

A short seaplane ride or long speedboat ride from Male

Ellaidhoo by Cinnamon is located on a small, private island in the Maldives ' North Ari Atoll . Although guests can opt to reach the resort via a 25-minute seaplane ride, there's also a 90-minute speedboat ride available -- but guests should beware that this can be extremely (somewhat painfully) bumpy in rough waters. And, if guests choose the latter, that should be sure to bring a bottle of water as there's none offered on board. 

Large (if mostly dim) rooms with pastel colors and outdoor bathrooms

Ellaidhoo has 112 rooms across four categories. The priciest are Water Villas, overwater duplex units without direct access to the surrounding shallow water, but with small outdoor decks with wicker furniture; outdoor bathrooms with corner soaking tubs; and wooden wardrobes and chaise loungers inside. Beach Villas are extremely dim inside, with low-walled outdoor bathrooms and small porches; only some have tubs and not all have clear beach views. The most basic, quite dimly lit options are Standard Rooms, which have outdoor bathrooms, while Superior Rooms offer space for up to four guests, as well as loft-style second floors and verandas, some with beach views. Rooms are decorated in pastel beach colors, light wood and wicker furnishings, and fish paintings on the walls. All have safes, ironing facilities, minibars stocked with snacks and drinks (fee), coffee/tea facilities, two bottles of water, flat-screen TVs, and Wi-Fi (fee). Bathroom lighting throughout rooms is bad, especially at night, and decor is showing wear and tear. Still, there are nice conveniences in rooms, like bathrobes, flashlights, life vests, raincoats, extra pillows, and large towels for comfort. 

Seawalls built around the perimeter of the island to help with erosion

Because of Ellaidhoo's location, it's particularly vulnerable to beach erosion. The resort has built several small sea walls that interrupt the panoramic views, but help maintain what little of the beach is left. One side of the beach is not very attractive, with only about two feet of sand and beat up loungers, barricaded by a crab-scuttling sea wall. However, the south side of the island still has some picturesque white-sand beaches overlooking a section of turquoise lagoon and coral reef. It's also common to see groups of baby reef sharks just off the Water Villa jetty. Plus, the unique convex shape of the island allows for underwater exploration of the reef to actually extend underneath the island. 

All-Inclusive / Food

Unusually, Ellaidhoo only has buffet restaurants. Located by the pool and at the foot of the Water Villas, Malamathi serves up a short buffet of mostly Asian and Italian dishes next to a fresh salad station, and revolving dessert case. This spot is only for Water Villa guests who have assigned tables facing the pool and out to sea. Down in the southeastern part of the island is Madi, a buffet restaurant for the rest of the guests on the island. This is a large, covered, open-air spot with sand underfoot and varnished natural-wood four-tops. The buffet here feels slightly bigger, but only by a dish or three. No matter which restaurant or table guests are assigned to, there are strict and set meal times -- those with early departures may not get breakfast before leaving. Despite the casual vibe, swimwear is not allowed in any dining room. Breakfast is always included in the rate, and half-board, full-board, and all-inclusive plans are available. All-inclusive packages include beer, wine, spirits, and select cocktails at the bar; Premium All-Inclusive guests get branded drinks, some additional cocktails, and free minibar items.

The Malamathi Bar is small with a wooden deck out by the infinity pool, but apart from the sunset views, it doesn't stack up to the larger Iruohsnee Bar, where the vibe is much more fun and social and there's an expansive deck where guests can sip drinks in the sun. Unlike the Malamathi Bar, which lacks stools and atmosphere, Iruohsnee has a large wraparound bar area with plenty of stools, more obvious drink specials, and afternoon tea. Also, while the Malamathi Bar has a definite closing time, Irouhsenee closes once the last guest leaves. 

Full of features, including a spa, greenhouse, kids' play area, and pool

Ellaidhoo has a plethora of features packed onto the island. While its most unique feature is the unique convex shape, the island offers plenty to do, even for guests who don't hit up the Dive & Sail school for dive, snorkel, or certification courses. Still, most people stick to the pool and beach areas. 

There's one pool on the island: a curved infinity pool on the western edge near the Water Villas, a superb sunset-watching or sunbathing spot for those who grab one of the few umbrella-shaded loungers on deck. Just beyond the pool is an outdoor sports area with a good-size gym with newer machines, weights, TVs, and exercise equipment; a tennis court; ping pong table; and fresh-feeling squash court. There's also a lounge-y billiards room in the same complex, as well as the resort's Chavana Spa on the second floor. At the spa, treatment rooms are spacious with hardwood floors and separation walls that don't fully reach the high, A-frame thatched roof. 

Just beyond the sports complex are the Asian-style greenhouse, kids' play area, and an open courtyard with shady trees. Heading toward the beach, guests will find the Sail & Dive dive center with snorkeling or diving excursions, and the option to get PADI certified for underwater scuba exploration. The dive center also has nighttime dives and sunset snorkeling, and rents out water sports equipment like kayaks. Other excursions available at the resort include island hopping, dolphin safaris, sand bank visits and picnics, and several types of fishing. 

The resort has an in-house medical clinic and doctor, and a laundry service. It also offers a welcome drink and cool towel to each guest upon arrival. Wi-Fi is for a fee and different packages are available.

An emerald island paradise, Ellaidhoo Maldives by Cinnamon is located on a small, private island in the North Ari Atoll. The pristine coral reefs have the most incredible underwater life, and a stay at the resort offers a wide variety of water sports, such as snorkeling around the island. Chaaya Reef Ellaidhoo is sought after by dive and marine life enthusiasts the world over. You can explore the spectacular house reef, hallmark of the resort only 20 meters away from the beach or dive the surrounding reefs, some of them listed among the 100 best in the world!

Although guests can reach the resort by seaplane (25 minutes), many prefer a cheaper speedboat transfer from Male Airport (90 minutes), but when choosing this option, check the sea conditions. And, if you choose the latter, you should definitely take a bottle of water with you, since there is nothing on board (or paid). Transfers to/from Male airport are available between 06:15hrs - 16:00hrs.

Rooms and Bungalows

This luxury resort features 14 standard bungalows, 28 superior rooms, 46 beach bungalows, and 24 water bungalows. The most expensive water bungalows, duplexes above the water without direct access to the surrounding shallow water, but with a small open terrace with wicker furniture; open bathroom with corner bath; and wooden cabinets and deck chairs.

In 2017, Ellaidhoo Maldives by Cinnamon has unveiled a fresh look and feel for its Standard Rooms and Beach Bungalows. In one of the biggest upgrades since the resort's relaunch in 2006, a total of 62 rooms has been refurbished. It covers all the Standard Rooms and Beach Bungalows at the resort. With tropical garden views, the refurbished Standard Rooms now sport lighter colours and fresher settings, while maintaining their comfortable king-sized bed, outdoor showers and wide range of amenities, including sun loungers on the outside and modern flat screen TVs inside. There are no real differences between rooms, except for their location. Family rooms are placed in a row behind the others, and only relatively few of them have access to the western beach.

The new Beach Bungalows offer guests greater privacy and comfort than before, while featuring similar lighter colours and fresher settings as the refurbished Standard Rooms. Designed with tiled roofs, these quaint structures are located on the quieter quarter of the island, allowing guests to seclude themselves for private time on the island, should they so desire it. Wooden doors open onto a wooden deck, where comfortable divans and verandahs make for great look-out points. Invitingly plush king-sized bed, indoor seating area with a view of the sea, and work and dressing tables adorn the insides of the 526 sq ft bungalows, while an open air bathroom completes the offering.

New water bungalows were set in the western lagoon, without cluttering the beach and sea views. This meant an equivalent reduction in the number of rooms on the island, which is pretty good, although the total number is still high relative to the size of the island. The refurbished water bungalows sport lighter colours and fresher settings. Designed with new tiled roofs, these overwater villas now come with an extended wooden sundeck, where comfortable divans make for great look-out points across the ocean. An invitingly plush king size bed, indoor seating area, and work and dressing tables adorn the insides of the bungalows, while an open air bathroom completes the luxurious offering.

Continuing this lighter look and feel, the Malamathi Restaurant and Pool Bar, which are exclusive to guests staying in the water bungalows, have been redesigned with the bar being relocated to the left side of the pool. The space now feels more open, while the new furniture gives a modern, fresh look to the restaurant and bar as well as the pool area.

The resort has two main buffets - one for the guests of the water bungalows, and one for all other. A bit unusual, but Ellaidhoo has only buffet restaurants.

Located by the pool and on the doorstep of water bungalows, Malamathi Restaurant & Bar serves a short buffet for breakfast, lunch and dinner, mainly Asian and Italian dishes along with fresh salads, desserts and a la carte menu. The combination of an enchanting atmosphere with great taste this dining place is only for Water Bungalows guests, who are appointed with tables overlooking the pool and the sunset. A great buffet, great cocktails and multiple action stations, you’ll be spoilt for choice. Malamathi also serves select a-la-carte options at this exclusive semi-open venue that spreads out into the pool deck for a spacious outdoor atmosphere.

With a great continental buffet style meals, Madi restaurant for the rest of the island’s guests, is located in the south-eastern part of the island. Madi is a firm favourite with everyone on the island, because its giant roof provides shelter from tropical storms and hot island days. Constantly crowded with guests this is a large, indoor, open-air restaurant with sand under the foot and elements of lacquered natural wood. Here the buffet feels more diverse, but only by a dish or three.

Regardless of which restaurant or table is assigned to guests, there is a strict meal schedule, and those whose flight early morning cannot have breakfast before check out. Despite the daily style, swimwear is not allowed in any dining room. Breakfast is always included in the room rate and packages: half board, full board and all inclusive are also available. The all-inclusive plan includes beer, wine, alcohol, and a selection of cocktails at the bar; Guests with the Premium All-Inclusive package receive branded drinks, some extra cocktails, and a free minibar.

There are 2 bars on the island, where one is open until the last customer. In Malamathi there is a small Sand Bar with a wooden terrace by the pool, but only overlooking the sunset. This spacious, thatched-roof bar lets you dig your toes into the sand while you throw back some heady cocktails and continue with all the fun you were having on the island. It does not compare with the large Iruohsnee Bar, where the atmosphere for socialization is much hotter, and there is a large deck where guests can drink under the stars. In addition, while the Malamathi bar has a specific closing time, Irouhsenee closes only after the last client leaves.

Unlike Sand Bar, which lacks stools and atmosphere, Iruohsnee has a large round bar with a lot of seating, more obvious branded drinks, and afternoon tea. Located on the main decks of Ellaidhoo, this is a favourite hangout at any time of the day and night. Iruohsnee also offers great evening entertainment from DJs to classic rock bands and traditional Maldivian performances making the bar a firm favourite on any day of the week. But the main highlight is probably the daily evening feed. Buckets of fresh seafood are given to the school of Jack Fish, a Sting Ray and even some herons that never forget drop by for their daily feeding at 5:30.

The House Reef Snorkeling

The house reef of Ellaidhoo is globally known for its beauty amongst divers and thus, it is a true Eldorado for snorkellers. It does not matter if you put on a diving mask for the first time or if you are a traveled and experienced snorkeller – you will be astonished by the breathtaking beauty of our house reef! With a length of 1600 meters, the reef leads around the entire island.

The house reef (Chaaya Reef) has a consistent drop-off, good corals and amazing marine life. You can snorkel around the island and then return through any one of the 6 cut-out passes. Mantas, sharks and even whale sharks were often seen near the island. With an intermittent stream of snorkelers heading out near the jetty on the south side (where the best snorkeling is to be found) and other guests idling in the water and sunbathing on the main beach nearby, this is the centre of the daytime action, the place with the buzz.

Just 15 metres from the jetty is a wreck, which at 30 metres down is inaccessible for snorkelers but certainly adds something extra to the fine housereef diving. As the visiting big fish would indicate, there are occasional strong currents here which guests need to be aware of. Drop a handful of sand in the water first or consult the dive school.

The main beach, located on the west side (facing sunset) is a large and wonderful stretch of white sand, definitely - a class! The problem is that this is the only beach on the island.

Due to the unique location of Ellaidhoo, the shores of the island are particularly prone to erosion. To stop the latter, a dam was set around the perimeter of the entire island. The resort has built several sea walls that slightly interrupt the panoramic view, but nevertheless help to keep what is called a small patch of sand. From this side, the beach is not very attractive, only with a meter of sand and an abundance of deck chairs barricaded by a sea wall with passages to the reef. However, on the island's southern side there are several more picturesque white sandy beaches overlooking a stretch of blue lagoon and an entrance to a house reef. Around the Water Bungalows jetty you can often watch groups of baby reef sharks. Plus, the island’s unique convex shape makes it easy to explore the underwater world of the house reef.

A saving grace is the neighboring island of Maaga, which belongs to the resort, and has been set up as an island of water sports, a base for diving lessons and general afternoon fun and sun spot. Every day there is a free transfer from the hotel to the island, every morning and after lunch, and once a week the team organizes a Maaga beach party with a barbecue dinner on the white beach.

A dive school is an incredibly vibrant and enthusiastic spot. The dive center Dive & Sail on Ellaidhoo is managed by Alfons Straub since June 2006. The dive center has a shop / reception, workshop, two air-conditioned class rooms, spacious equipment storage and showers / bathrooms. In front of the building, facing the ocean, you will find a big terrace with groups of seats where you can chill out and meet up with friends any time. Divers prefer a morning dive, perhaps a double tank, and then and then relax in the afternoon. Professional German instructors also offer free introductory dives on the house reef for each of their clients. The 3 nearby Protected Marine Areas are just the beginning of what the region has to offer.

An international team of diving instructors work here to offer memorable experiences in diving, a variety of dive courses and further diver training. Dive base makes every effort to explain to guests that they are not only experienced divers. They are equally keen to help newcomers teaching on courses and pushing for the next step of PADI certification. The neighboring island of Maaga has small lagoons for training and and beginner dives. And sheltered dives are not hard to find, even for full day trips. The most polar dive sites: Maaya Thila, Ellaidhoo house reef, Orimas Thila, Fish Head and Madivaru Beyru.

Activities & Sports

A full range of services, including a spa, water sports center, children's playground and swimming pool. Ellaidhoo has many amenities and facilities that pack the island. The island offers a lot to do and see, even for guests who have never tried diving and snorkeling. Despite the stunning house reef and abundant marine life, most of the guests still hang around the pool and on the beach.

The island has one swimming pool: a curved landscape reservoir on the western outskirts near the water bungalows, a great place at sunset or during the day for sunbathing, surrounded by umbrellas and deck chairs. Right behind the pool is an open-air sports area with a decent-sized gym, with new cardio equipment, weights, TV; tennis court; Ping pong; and refreshing squash court. In the same complex there is also a billiard lounge, as well as the Chavana Spa on the second floor. The spa has spacious treatment rooms with wooden floors and partitions that do not fully reach the high, thatched A-roof.

Right behind the sports complex there is an Asian-style greenhouse, a children's playground, and an open courtyard with shady trees. Heading towards the beach, guests will find the Sail & Dive center on the menu, which features snorkeling and diving excursions, as well as the chance to get a low-priced PADI certificate for underwater scuba diving. The dive center also offers night dives and snorkeling, and rents equipment for water sports, including kayaks. Other excursions on the menu: island hopping, tours to  Malé city , dolphin safaris, sandbanks and picnics trips, as well as several types of  fishing .

The hotel has a medical clinic and doctors, as well as laundry services. It also offers a welcome drink and a cool towel upon arrival for each guest.

The Ellaidhoo Maldives by Cinnamon gets generally excellent reviews, with a very low rate of any kind of dissatisfaction at all. Guests rave about the house reef, about the rooms, and especially about the staff and location. Essentially almost every part of this resort is considered a knockout. While there are plenty of things to do during the daytime, some do point out that the nightlife opportunities are rather mellow and limited. This is a plus for most guests, so this would be a very good choice for those looking for a larger resort without a raging party scene at night. In our opinion: Proximity to Malé airport, good value, and most importantly, the picturesque house reef and dive sites, many of which are among the top 100 in the world, make Ellaidhoo Maldives by Cinnamon a popular option for divers, families and all loves snorkeling.

The Maldives is that tropical paradise we all dream about and hope to visit someday. The images we saw instantly sold us on making the trip, but how do you pick which Maldives resorts to stay at? We spent 6 weeks island hopping around the Maldives and have put together a review of each property to help determine which Maldive resorts best fit the vacation you’re looking for.

Our first taste of the Maldives was at Ellaidhoo Maldives by Cinnamon where we spent 3 nights in a superior room on an all-inclusive package.

Getting To Ellaidhoo Maldives by Cinnamon

Once in Male getting to Ellaidhoo Cinnamon is super easy and straightforward. It’s a quick 25-minute flight via seaplane or 90-minute speedboat.

• 25-minute Seaplane $398 per person round trip*
• 90-minute speedboat $202 per person round trip *

After immigration go to the kiosks, they will have your name and all your transfer details on file. We were told in advance which kiosk to go to, there are over 60 kiosks and they are all numbered. Once at the kiosk the staff will help you check into the seaplane operator and guide you where to go.

If you choose to take the speedboat they’ll help you take your luggage to the boat that leaves right from the Male airport. We landed at the Male airport 8:20 am, immigration was super quick, found our kiosk easily, and we arrived at the resort just after 10 a.m.

Why We Loved Ellaidhoo Maldives by Cinnamon

We loved that you could strap on a snorkel and go out for some of the best snorkeling in the world right from the beach. The house reef at Cinnamon Ellaidhoo will amaze you, no need to take a snorkel trip here. However, if you are diver there are some amazing dive sites nearby to go explore.

Infinity Pool

The infinity pool at Ellaidhoo was the best pool of all the Maldives resorts we visited. We enjoyed relaxing in the infinity pool looking out to the huts over the water. The pool is the best spot to catch the sunset.

Most all-inclusive resorts the food is just okay and rarely any healthy options. That was not the case at Ellaidhoo Maldives by Cinnamon. Not only do they have a healthy corner, but the made to order salad bar at lunch & dinner was amazing. Every meal we had a huge healthy and light salad made with my favorite ingredients. And of course, we loved the fact there was ice cream at lunch & dinner and even some of our favorite toppings cashews & chocolate.

• Superior Room ~facing Indian ocean, outdoor bathroom & shower

All rooms have the all the amenities you’d accept in a resort: cable TV, AC, wifi in rooms, etc. There was everything we needed and if we needed anything Ellaidhoo Cinnamon made it happen.

There is a total of 112 rooms and the property never felt crowded. We were always able to get lounge chairs at the beach or around the infinity pool.

Prices at Ellaidhoo Maldives by Cinnamon vary based on season and meal package chosen. The best deals can be found during low-season, we traveled in June where it rained for a short while every day, but the room rates were at a huge discount. Water bungalow all-inclusive packages during our stay were $275 per night (July 2016).

Meal Options

You must purchase a meal package as this is a private island and there are no other dining options available. There are also special meals that can be arranged. We had the staff set us up a romantic seafood dinner on the boardwalk on our last night at Ellaidhoo Cinnamon. Special dinners vary in price based on the meals you choose.

Food At Ellaidhoo Cinnamon

There are 2 main dining halls at Ellaidhoo, one is exclusively for the guests staying in the water bungalows. This dining hall is set right next to the infinity pool looking out to ocean and bungalows over the water. The other dining hall is for all other guests. Meals have a set time: breakfast 7:30 a.m.-9:30am, lunch 12:30-2:30, and dinner 7:30-9:30pm. Snacks are available at the pool bar before lunch & dinner.

The meals were amazing and you’ll leave full. Every night they had different stations set up, but my favorite was the fresh garlic butter naan, Mongolian, pasta, and stir-fried noodles. They have a healthy corner which features an amazing salad bar with made to order salads. They also have gluten-free products available.

Optional Excursions From Ellaidhoo Maldives by Cinnamon

There is an amazing house reef at Ellaidhoo Maldives just bring your own snorkel gear or rent it from the dive shop. There are organized snorkel trips available, but you can easily just head out whenever you want for some amazing snorkeling right from the shore.

If you are a certified diver the dive shop requires all divers have a refresher with them at their house reef before they take you out to a dive site. Make sure you sign up for both dives and visit the dive shop the first day on the island. If you aren’t a certified diver Ellaidhoo is a great place for a discovery dive to see if getting dive certified is something you’d like to do. If your vacation allows you can also get open water certified.

There are several excursions that get you off the island for part of the day like island hopping, sunset fishing, or even have a sandbank picnic.

On-Site Amenities

There are enough activities to keep you busy at Ellaidhoo for a two-week holiday or a romantic Maldives honeymoon . There are 3 bars, dive shop, fitness center, spa, pool table, tennis court, kid’s corner, and of course the gorgeous infinity pool. We visited the pool, bars, and the dive shop on a daily basis. Make sure to check and see if there are any activities planned for the evening, I highly suggest going to the beach party it’s a blast.

Don’t Leave Home Without

Everything you need will be made available, but definitely, bring a ton of sunscreen – the sun is intense. There is a gift shop on the island but the prices reflect the location. The outlets in the room were a mix of Indian 3 round prong and British 3 square prong , bring an adapter just in case the front desk runs out.

Thanks for such a detailed review! I was wondering about the meal options... my fiance gets hungry after an hour or so post-meals and needs to eat again. Would we be able to visit twice during their lunch hours for example? Or is the meal package literally just three meals a day and that's it?

Most meals are buffet style - but if you want to leave and come back you'd have to check with the resort.

Hello! Great post. Is there direct access to the water from the overwater bungalow? It is hard to see in pictures since I don't think I see stairs anywhere to get in/out of the water? Thanks!

Yes you just jump right off your balcony and you are in the water. There are stairs attached to each bungalow so you can get in and out whenever you want.

Mount Juliet estate up for sale with €45m price tag for hotel and golf resort

Kilkenny attraction served as venue for irish open in 2021 and 2022 and set to host upcoming meeting of european central bank’s governing council.

The five-star Mount Juliet hotel in Thomastown, Co Kilkenny. The estate is home to a Jack Nicklaus-designed 18-hole championship golf course.

Tetrarch Capital is gearing up for a significant return on its investment in the Mount Juliet estate in Kilkenny. Having paid €15 million to secure ownership of the five-star hotel and golf resort in 2014, the company and Mount Juliet’s co-owner, businessman Emmet O’Neill, are putting it up for sale at a guide price of €45 million.

In a letter sent on Friday evening to the members of Mount Juliet Estate, Mount Juliet director Damien Gaffney said commercial real estate advisers JLL Ireland had been appointed to “explore the market and manage the sale process”.

Commenting on Tetrarch’s stewardship of the 125-bedroom hotel, its Michelin-starred Lady Helen restaurant, Jack Nicklaus Signature Design Course and the wider 500-acre estate, he said the company had “invested very materially” in the resort and was “very proud to have overseen such a significant transformation”.

Mr Gaffney said the current owners were “thrilled to stage two back-to-back Irish Opens in 2021 and 2022 to our Jack Nicklaus signature golf course for the first time since the mid ‘90s – fulfilling a promise we made to members when we acquired the estate in the summer of 2014”.

The timing of the sale may well be opportune coming as it does off the back of the resort’s revenues almost doubling to €17.6 million in 2022, the latest year for which consolidated accounts have been filed. The company operating the estate, MJBE Investments 1 Ltd, returned to operating profit arising from those revenues to record an operating profit of €699,520, with the staging of the Irish Open playing a significant role in attracting business.

That operating profit followed a modest operating loss of €10,302 in 2021, when the venue also staged the 2021 Irish Open.

The accounts show that the amount owed in bank loans at the end of 2022 totalled €13.65 million, while an additional €24.2 millon was owed in a shareholder loan.

Quite apart from highlighting its return to profitability and its hosting of the Irish Open, the owners of Mount Juliet may also be hoping to capitalise on the positive publicity surrounding the recent decision of the European Central Bank to host a meeting of its 26-member governing council there in May .

Contacted for comment, a spokeswoman for the owners of Mount Juliet confirmed they had appointed JLL to explore the sale of the estate at a guide price of €45 million. The spokeswoman said the decision had been made following “a number of recent unsolicited approaches” for the property.
