‘Sluggish’ condo sales relief on horizon: report Back to video

If you own a condo that you’d like to sell, you already know the struggle to find committed buyers is real. You’re not alone.

In May, the Greater Toronto Area saw a record high 8,183 condo units on the market, Engel & Völkers reports.

That surge underscores a significant shift in buyer preferences, with many prioritizing residential homes due to lower risks and fewer expenses than condos, it explains in its Mid-Year 2024 Canadian Luxury Real Estate Market Report.

“Condos, traditionally entry-level homes for first-time buyers, are experiencing sluggish sales as potential buyers hold out for interest rate relief. The lack of competition for residential property classes is creating a situation where buyers who would typically purchase condos are now vying for residential homes,” it says in the report.

MARKET TO STABILIZE

But when the competition for residential properties becomes too intense, Engel & Völkers expects competition for condos will once again ramp up. “As interest rates decrease, we expect the condo market to stabilize. Lower interest rates will enable first-time buyers to qualify for mortgages, making homeownership more accessible for them,” says Anita Springate-Reneaud of Engel & Völkers Toronto Central.

“As well, once buyers begin getting priced out of the residential home market, they will return to favouring condos. Currently, qualified buyers are favouring residential class homes over condos, resulting in less competition for these properties. However, once the competition for residential homes intensifies and buyers are priced out of that market, focus will return to the condo market.”

Why have condo sales been lagging? Too much inventory. “COVID-19 caused delays in several developments, which ended up registering simultaneously. This, combined with resale units and a slow market, creates a challenging environment for condo sales,” says Springate-Reneaud.

But too much inventory doesn’t shoulder all the blame. “Another factor is investors have largely exited the market. Buyers are not buying to invest – they are buying for traditional reasons like upsizing, downsizing or relocating. Without investor competition, the market for condos faces significant difficulties.”

Just when will demand for condos return? “Buyers are expected to return once the housing market gains momentum and buyers get priced out of the residential class category, likely in the fourth quarter of this year or the first quarter of next year,” Springate-Reneaud says.

RENTER FATIQUE

Engel & Völkers predicts the condos will return to favour. “Condos remain a viable entry point for building equity as the market stabilizes. As one of Canada’s major cities, the demand for housing in Toronto isn’t slowing down,” she says.

“With rental prices at all-time highs, we predict that many renters will experience fatigue. As new development has stalled, rent will begin to increase in the next several years, as there will be no new supply making the rental market less appealing and buying much more attractive. When they feel comfortable to take the leap, they will soon feel that buying might be a better option.”

Also, according to the report, Engel & Völkers Canada predicts Toronto residential homes priced over $1 million will see a five per cent price increase by year-end.

A World-Changing Gamma Ray Laser Is on the Horizon. It Could One Day Unlock Interstellar Travel

Researchers are finally getting close to solving “one of the most important problems in physics.”

If we could produce coherent gamma rays just as an ordinary laser produces coherent rays of visual light, the technology could unlock interstellar travel —as well as blow missiles out of the sky and revolutionize cancer treatment. While the gamma ray laser (also known as a “graser”) is still conceptual, it’s considered one of the most important problems in physics.

Invisible to our eyes, gamma rays burst from supernova explosions as well as the hottest and most energy dense objects in the cosmos, like pulsars, those highly magnetized neutron stars that emit pulses of radiation. Gamma rays travel through the vacuum of space at the speed of light, with wavelengths so minuscule that they can pass through the space within the atoms of a detector. With the smallest wavelengths and the fastest frequency, gamma rays fall on one extreme end of the electromagnetic spectrum.

Visionaries have been trying to push laser technology into the farthest reaches of the electromagnetic spectrum since the invention of the first laser in 1961. Along the way, scientists have learned how to stabilize gamma rays into a coherent beam, a necessary step toward developing any laser technology .

A TRADITIONAL LASER excites electrons in a gas, liquid, or solid to emit coherent radiation. In other words, the photon emissions are in sync with each other, like soldiers marching in step, generating a stronger effect in combination. This is different from the light an incandescent bulb emits, because its radiation is incoherent, or random, depending on which atoms are excited at any given moment. To pull off this dance with gamma-level photons, scientists must manipulate a massive number of atomic nuclei into deformed, excited states known as isomers.

Going beyond current laser technology—which includes coherent X-ray lasers, just next to gamma rays on the electromagnetic spectrum—means scientists need to investigate what happens when dense bunches of speedy electrons collide with a strong laser field to emit high-energy light. That’s what University of Rochester researchers are doing in collaboration with colleagues from ELI Beamlines , a laser research center in the Czech Republic.

“The ability to make coherent gamma rays would be a scientific revolution in creating new kinds of light sources, similar to how the discovery and development of visible light and X-ray sources changed our fundamental understanding of the atomic world,” Antonino Di Piazza, Ph.D., a University of Rochester physics professor and lead investigator of the new work, says in a press release .

The first step toward building any working laser is to show that the science works, he says. “We are not the first scientists who have tried creating gamma rays in this way. But we are doing so using a fully quantum theory—quantum electrodynamics—which is an advanced approach to addressing this problem.”

The team will analyze how one or two electrons emit light. Eventually, they hope to work with many electrons in order to produce coherent gamma rays. If the team learns how to keep the beam coherent and stable for long periods of time, gamma rays could become a new source of energy for creating antimatter (like matter, but with the opposite electric charge). They could also provide a new way to study nuclear processes and scan the insides of dense objects like shipping containers.

FUNDED BY THE NATIONAL SCIENCE FOUNDATION , this project builds on earlier, ongoing coherent gamma ray research.

For instance, a 2012 article in the journal Acta Astronautica proposed rocket propulsion via gigaelectron volt gamma ray laser . “It is shown that the idea of a photon rocket through the complete annihilation of matter with antimatter, first proposed by Sänger, is not a utopian scheme as it is widely believed,” according to the authors.

It’s complicated, but the process would begin with protons and antiprotons annihilating each other, generating a massive surge of gamma rays. Next, a focused laser beam of concentrated gamma rays would launch inside the spacecraft, creating a “photon avalanche.” A magnetic field surrounding this process would absorb the recoil momentum of the beam and transmit it to the spacecraft, providing the entire spacecraft momentum.

While the researchers suggest in their paper that this scenario may initially work better with smaller space vehicles, other teams in Sweden and Iceland went further with their study of gamma rays for rocket propulsion in 2020, suggesting ways to use hydrogen fuel to generate the necessary power for larger rockets, as well.

Of course, before we can jump into our gamma ray-powered rockets to explore the neighboring galaxy, scientists have to overcome the beam coherence problem.

Back in 2019, University of California, Riverside scientists tried a promising approach. They successfully encapsulated a bubble of positronium—a collection of atoms that have positrons, antiparticle counterparts to electrons—within superfluid liquid helium. It’s a form of helium similar to a superconductor, with no resistance, viscosity, or friction. The helium provided a protective barrier between the outside world and the positronium. The interactions of the positrons generated gamma rays if it stayed in a quantum state known as a Bose-Einstein condensate.

One of the challenges of developing and stabilizing gamma-emitting isomers is that they release their energy too quickly to maintain a large population of isomers at once. Fortunately, some isotopes (forms of chemical elements with differing numbers of neutrons) can provide more energetic gamma rays, with less energy input to maintain their isomers, and scientists are pursuing them as potential solutions to the coherent beam problem.

A next-generation gamma ray laser may not propel us to the Andromeda galaxy in our lifetimes, but the underlying technology to make that journey possible very well could be.

Horizon Health to stop using travel nurses this month

The Horizon Health Network says it plans to stop using travel nurses by the end of August.

The health authority made the announcement in its quarterly report released Thursday.

“Horizon will have only 30 travel nurses predominantly within emergency departments and intensive care units until the end of August,” said the report.

The health authority had a peak of 250 full-time equivalent travel nurses in July 2023. That number dropped to around 80 full-time equivalents as of February.

Margaret Melanson, the health authority’s president and CEO, said they have made significant progress with recruitment efforts.

Melanson told reporters that Horizon saw a net increase of just over 200 hundred nurses during the first quarter of this year.

“Our recruitment is a multi-faceted approach, so we are certainly carrying out our outreach as much as possible to all of our domestic students … as well as reaching out internationally,” she said.

Officials have also embarked on a “very aggressive, proactive” marketing strategy to promote New Brunswick, said Melanson.

Horizon also reported it had hired 65 new physicians in the first quarter, which is a net gain of 44.

While that is promising news, Melanson said the health authority continues to recruit aggressively.

“We have additional vacancies presently, particularly in the primary care areas within family physicians,” she said.

“Beyond that, we know that there are large numbers of existing family physicians, many in solo practices, that are in that baby boomer generation if I can say, who will be retiring or downsizing their practices in the very near future.

Since Horizon’s last report in March, Melanson said there are 57 improvement projects currently underway in all regional hospitals, as well as at seven community sites and 23 separate departments and programs.

This season, Indianapolis has been no stranger to fast-rising pitching prospects. Mere months after Paul Skenes' ascension from Indy ace to National League All-Star Game starter to potential Rookie of the Year, another Pirates top prospect was dominant in his Triple-A debut in the form of Bubba Chandler . The righty threw seven scoreless innings en route to a 6-0 win over the Nashville Sounds (Brewers) at First Horizon Park , collecting six strikeouts in the process.

While Chandler looked right at home in his first Triple-A start, holding the Sounds hitless through five innings, he acknowledged that his promotion from Double-A Altoona came with its fare share of adjustments. At 21 years old, Chandler is the youngest player on the Indianapolis roster.

“In the clubhouse, guys are a little older and a little more experienced,” Chandler said. “It’s been great being around them, picking some guys’ brains.”

Among the experienced members of the Indianapolis lineup is No. 1 overall pick Henry Davis, who made his Major League debut last season. Davis and Chandler were both selected by the Pirates in the 2021 Draft in the first and third round, respectively. The two have often been grouped together in Pittsburgh prospect rankings but had never shared the field before Friday.

“That guy is a big league catcher for a reason.,” Chandler said. “I’ve known Henry for three years now, but I think that’s the first time he has caught me in a game. I had a lot of fun with him.”

It’s no surprise that Chandler once again finds himself in the same conversation as other top talent, but his 2024 season hasn’t been entirely linear. He started the season with Double-A Altoona but missed time in May with forearm soreness. He struggled in his first start back, at which point he had a 1-4 record and 5.65 ERA. Things started turn around in late June as Chandler had consecutive double-digit strikeout starts. By mid-July, his batting average against was below .200, and he had earned himself a place on the National League All-Star Futures Game roster.

“We had a good plan going into [today's start]," Chandler said. "I throw a lot of fastballs, and the plan was to pitch backwards all day today and see how it works. I think it was a good plan coming in and I was able to execute some stuff early.”

The results are undeniable -- of Chandler’s 85 pitches, only two were hit hard (95+ mph or higher) into fair territory. The Nashville lineup, which features four players who have seen Major League time, whiffed on 36.8 percent of its swings. Of course it bodes well for Chandler’s future in Triple-A, but it also gives him a sense of how he stacks up against talent at the next level.

“A bunch of those guys in the lineup tonight, they’ve been in the big leagues. It’s good matchups to test where I’m at mentally and physically with my pitches and whatnot,” Chandler said. “Tyler [Black, MLB's No. 33 prospect] had three really good at-bats against me tonight, and that’s kind of how it is if you want to get to the big leagues. That’s how it’s going to be every batter.”
