Made in USA: Milwaukee Tool Factory Tour

We’ve traveled to the Milwaukee Tool’s New Tool Symposium many times, but this was our first opportunity to have a Milwaukee Tool factory tour at their plant in Greenwood, Mississippi.

Milwaukee Tool has been producing tools and accessories in the U.S. for more than 90 years, and although they are foreign-owned, they are steadfastly operated by a team in Milwaukee that is committed to U.S. manufacturing.

Greenwood, MS is about 2 hours south of Memphis in an area known as the Mississippi Delta. In the words of the plant manager, Jack Bilotta, the area is impoverished which makes Milwaukee Tools commitment to the community that much more meaningful.

The plant first opened in 2001 with 120,000 square feet and 87 employees and is now bursting at the seams with 390,000 square feet and 670 employees. Milwaukee Tool shows no signs of slowing down their domestic production as they have invested $47 million in operations with the past five years alone.

This event meant so much to the city of Greenwood that state and local politicians, including Mississippi Governor Phil Bryant, attended and shared with us the importance of having Milwaukee Tool there.

We had an opportunity to interview Milwaukee Tool President, Steve Richman, about their Made in the USA production and here’s what he had to say.

Why has Milwaukee taken the initiative to produce/assemble more tools domestically?

Milwaukee Tool has manufactured products in the USA since 1924. Although there has been more attention given to the topic of domestic manufacturing, Milwaukee Tool has manufactured products domestically for over 90 years.

This is not a new initiative.

Our manufacturing facilities in Greenwood, MS, Jackson, MS, and Mukwonago, WI are critical components of our global manufacturing footprint for our Power Tools, Power Tool Accessories and Hand Tool businesses. We have invested tens of millions of dollars in our domestic operations and that investment will continue.

Is Asia the only viable option for sourcing electronic components?

Milwaukee Tool is a leader in delivering disruptive innovation to the trades. In addition to spending hundreds of hours in the field with tradespeople, we spend countless hours researching and developing new technology.

There is no question the advancement of power tools has increased significantly over the past several years with the introduction of new technology such as Lithium-Ion, Brushless Motors and Advanced Electronics. In order to be a leader in new technology, it is important to have a global perspective in working with technology partners.

Milwaukee Tool leverages electronic component suppliers from regions throughout the world including the US, Europe and Asia.

For tools produced overseas, how do you maintain quality control?

Regardless of where we manufacture our products across the globe, our approach to quality is consistent and unwavering. It begins with the hundreds of engineers in our US design center working hand-in-hand with our reliability and quality engineers to design products that exceed the demands of the tradespeople in the field.

We have established quality controls and procedures across the globe for all manufacturing facilities and supplier partners. Throughout the entire tool development and manufacturing process, quality measures are enforced to maintain this consistency.

Are tools assembled in the USA of higher quality or are they just perceived that way?

It is our priority to ensure quality and consistency regardless of the manufacturing location. Milwaukee products have been designed and engineered in Wisconsin since 1924. We currently have a team of over 400 Engineers exclusively committed to improving productivity on the job-site with innovative technologies that help all trades work cleaner, safer, and become more productive.

We are stewards of an incredible brand that has been built on a reputation of quality for over 90 years. The relationship we have built with our customers and end users is far too valuable to gamble with cutting corners and ignoring what got us her to begin with. Delivering a high quality product is critical in everything we do.

We’ve visited a lot of plants and the Greenwood facility ranks near the top. It was extremely clean and the employees seemed diligently focused at the task on hand. They run multiple shifts around the clock and produce tens of millions of Sawzall and Hole Dozer blades. In fact enough blades cover the diameter of the earth over the course of a year.

Milwaukee Tool has nearly completed renovation work on its new downtown Milwaukee office building, located at 551 N. 5th St. in the former Assurant building, and for the first time on Wednesday invited members of the media inside to see the space.

The company has not had a city of Milwaukee address since the early ’60s, when the company constructed a manufacturing facility in Brookfield, which is now its global headquarters.

Nicknamed the Red Beacon, the downtown Milwaukee Tool building houses 900 employees currently, which will eventually increase to about 1,200. Most of the company’s employees work primarily in the office, although about 20% of Milwaukee Tool’s workforce is traveling at any point in time.

“We have a predominately in-office culture, though we have a lot of employees here that spend a lot of time traveling out to job sites,” said Tim Brasher , senior vice president of brand marketing. “The majority of the people here in the offices downtown are focused on the business and work functions.”

Milwaukee Tool’s brand marketing team, apparels business, laser and lighting business, hand tool business, several engineering teams and more are housed at the downtown Milwaukee office. While a fair portion of the employees in these departments have relocated from the Brookfield office to the downtown location, the company has no desire to change which office serves as its headquarters.

“There has been consideration (to move the headquarters) and it is off the table,” said Brasher. “Our philosophy behind it is instead of Milwaukee Tool having a (single campus), we’re really quickly becoming a company made up of many campuses.”

At the center of the five-story downtown building is an amphitheater/stadium-style seating area created to encourage employees to gather. Milwaukee Tool removed some office space from the building, which was originally 370,000 square feet, to create a more open layout in which employees can see across their own floor, as well as the floors above or below them. Before the remodel, Brasher said you could barely see 20 feet away from where you were sitting. The company also doubled the number of windows in the building.

All said and done, the company removed 80% of the exterior of the building and all of the interior. While the budget for the renovation project was originally $30 million, several challenges, including inflation, caused the total to come in closer to $40 million.

Brasher said the company’s downtown office building will serve as a tool to continue recruiting young talent for the rapidly growing company. Milwaukee Tool saw its revenue grow 22% in 2022 and committed to creating another 1,000 jobs in Wisconsin as well.

It’s that growth that originally led to the need for the downtown Milwaukee office. In 2019, the company had employees scattered all over the region in approximately 15 satellite offices that were rented.

“That expansion is what led us to this,” Brasher said. “We had a lot of people. We just didn’t have enough seats for everybody.”

Milwaukee Tool's rapid growth leads to company opening new five-story, 350,000-square-foot building downtown

Milwaukee Tool has returned to the city that gave the global company its name.

The power tool maker has largely completed its new downtown Milwaukee office, at 551 N. Fifth St., and is showing off the project.

Passers-by have already seen the exterior changes, which include the company's logo prominently displayed at the building's main entrance.

The longtime logo, with its stylized electric bolt, also is found in the lobby and within a five-story atrium that's capped by a large skylight. It's also on top of the parking garage alongside the westbound lanes of I-794.

That atrium is part of an interior design, from project architect Stephen Perry Smith, that opens up the office and encourages interaction among employees, said Tim Brasher, Milwaukee Tool senior vice president of brand marketing.

Other features include a second-floor commons area that leads to an outdoor all-seasons patio; large steps from the first floor to the second floor that double as space for employee gatherings, and overhead garage doors that can be opened to expand first floor space for larger meetings and events.

"We're honored to be downtown," Brasher said during a Wednesday tour of the building.

Milwaukee Tool's headquarters remains at its Brookfield corporate campus. But the downtown office will cost around $40 million and house more than 1,200 employees.

It will help the company recruit a diverse workforce as well as "the best and brightest out of the best universities as well as other companies," Steve Richman, Milwaukee Tool group president, told the Journal Sentinel in 2021.

The $8 billion company's rapid sales growth drove the need for a new office.

Work on transforming the five-story, 350,000-square-foot building started in June 2021. A Milwaukee Tool affiliate bought the long-vacant building,  last used by Assurant Health , for $7.9 million.

The company began using portions of the building in February 2022 as renovations continued. It now houses around 900 employees.

The Common Council and then-Mayor Tom Barrett in 2021 approved a $20 million city financing plan for Milwaukee Tool's new office.

Milwaukee Tool will receive $12.1 million in city funds in return for having at least 1,210 employees there by the end of 2026, according to its development agreement with the city. Brasher expects the company to hit that mark by the end of 2024 − depending on business conditions.

After that debt is repaid by the redeveloped building's property taxes, a second grant of up to $7.9 million tied to 790 additional workers would be provided to Milwaukee Tool through annual payments from the building's property taxes. Those payments would occur for up to 20 years.

Brasher said that second phase would be tied to adding more floors to the building. Those plans aren't currently being contemplated, he said.

The company was founded in 1924 and operated in Milwaukee until moving its headquarters to Brookfield in 1965. The company has 17,000 employees worldwide, including 2,200 in Brookfield and Menomonee Falls.

Milwaukee Tool is owned by Hong Kong-based Techtronic Industries Co. Ltd. The company has lately faced questions, including a recent Congressional hearing, about its reported connections to forced labor in China .

The Surprising Power of a Factory Tour

It’s not just about marketing; it’s about engaging people in solutions to real problems. 

Can something as simple as a factory tour play a role in solving some of the macro-level problems that plague the construction industry? The short answer may well be “Yes.”  

As the industry looks to its future, a number of issues sit in its metaphorical in-box waiting to be addressed: the labor shortage continues, with the number of job openings continuing on its increasing trend and reaching over 300,000 per month in mid-2021; productivity growth has continued to lag that of other industries ; and despite continuing adoption of sustainable construction practices, more improvement is necessary .

The good news is that there is a clear path to progress on each of these fronts, and that path entails increased use of prefab and modular construction methods. Yet many firms are setting foot on that path only hesitantly; while a reported three-fourths of firms have used prefab to one extent or another , for any individual firm that extent has not been great; only two in ten make use of prefab on half of their projects or more.

While legitimate concerns about the state of prefab and modular construction technologies have been expressed, it’s also clear that, as often as not, misperceptions about these techniques among firms, customers, and communities are the reason they’re not being used more.

Use Factory Tours to Build Engagement

The need, however, goes beyond education; it requires a real sense of engagement on the part of all stakeholders. It can be a challenge to generate and sustain that feeling of engagement in the bigger picture when people have day-in and day-out problems they need to solve. If you surveyed those who work in construction and related fields, the majority would almost certainly tell you they’d like to learn more. And that’s where a tour of a facility that manufactures prefab or modular units can be surprisingly effective. There’s no better way for any industry, or industry sub-sector, to build a sense of engagement than to make those stakeholders feel like insiders, to give them a peek behind the curtain in the form of a formal manufacturing center tour. And that benefits both the manufacturer and the customer alike.

There are a lot of ways tours can be designed to enhance the experience. Engaging all the senses makes everything more memorable. So does giving participants the chance to get a feel for the final product. At the Louisville Slugger factory tour, participants can handle the wooden rods that will soon become baseball bats, and in the process they’ll “smell the wood, and see the wood chips fly. ” The Harley-Davidson museum tour ends with participants being given a chance to settle into the saddle of a brand new motorcycle.   

But while the effectiveness of the tour’s script will be enhanced by any of these additions, the tour guide’s words are still the most important source of engagement. Those words should be written keeping in mind a simple idea from author Simon Sinek: “People don’t buy what you do; they buy why you do it.” And while your customers already know what you do, and any tour makes it more clear how you do it, the real benefit of a tour for both parties is to deeply and compellingly communicate why you do it.

Well, why do you do it? The answer is different for each company, but the answer must involve solving the customer’s problems.   

What problems can use of prefab or modular construction components solve?

Using prefab and modular components can not only increase labor productivity, it can result in improved scheduling, quality control, safety, and costs .

Using modular components can enhance sustainability by reducing waste, reducing disruption of the local community during construction, and reducing energy use during operation .

Modular construction does not result in “cookie-cutter” building design, and does not in fact have to reduce architectural creativity in any way.

This list of problems solvable through use of prefab/modular components actually looks a lot like the list of industry-wide “big picture” problems discussed above.

Use Tour Guide Headsets to Improve Communication

But there’s still one other critical consideration: none of this will work if the manufacturing floor is too noisy for the tour guide to be heard. Here the solution is straightforward: a wireless tour guide system that equips everyone involved with a comfortable headset and receiver/transceiver combination. The headsets are equipped with noise-reduction features, allowing the speaker’s voice to be heard clearly, right in the listener’s ears at normal conversational volume. And that creates the sense that the speaker’s words are directed at each person individually, almost more so than the group as a whole, which enhances the sense of engagement on everyone’s part.

Ultimately, the only truly effective marketing programs are those that communicate a solution to the customer’s problem. By ensuring that the message is heard, a wireless tour guide system empowers the client to use the company’s products to solve problems – not just day-to-day problems, but industry-wide issues as well.

Milwaukee Tool's new downtown office will begin operations in February, according to a new city filing.

Renovations on the five-story, 350,000-square-foot office building, at 501 W. Michigan St., began this summer.

A Milwaukee Tool affiliate bought the long-vacant building, last used by Assurant Health, in May for $7.9 million.

The company plans to begin using the building's third and fourth floors on Feb. 9, according to a new occupancy permit application filed with the city Department of Neighborhood Services.

The company plans to begin using the entire building by Sept. 12, according to the city filing.

The renovations so far have focused on the third and fourth floors as well as the building's atrium.

"Additional commercial alteration permits will be pulled upon completion of planning & design for remaining building areas," according to the filing from Mortenson Co., the project's construction manager.

A Milwaukee Tool representative couldn't be immediately reached Friday to answer questions on how many people are to be working at the office in February and by September.

Milwaukee Tool initially planned to have 600 to 700 people at the downtown building by the end of 2021.

Milwaukee Tool's project is the largest-ever influx of jobs by a suburban-based firm to downtown Milwaukee.

The downtown jobs will be new hires, not positions shuffled from the company's Brookfield headquarters and other sites, Milwaukee Tool Chief Financial Officer Ty Staviski said at an April 27 hearing on the financing plan.

The $5 billion company's rapid sales growth, which has been at least 20% annually for 12 consecutive years, is driving the need for a new office, Staviski said.

Milwaukee Tool expects to have around 3,200 southeastern Wisconsin employees by the end of this year.

First employees will move into Milwaukee Tool's new downtown office this month

Milwaukee Tool will start a move-in Feb. 28 for its first group of over 400 employees at the company’s new offices in downtown Milwaukee.

The process will run until March 14 as employees take their places on the third and fourth floors of the building at 501 W. Michigan St. that's undergoing a massive remodeling, said company spokeswoman Heather McGee.

Most of the employees are relocating from Milwaukee Tool’s headquarters offices in Brookfield, McGee said. They have been working in a hybrid arrangement spending time in both the company office and in remote settings, she said.

“Some of them have been working remote off and on,” McGee said. “Frankly we’re out of room.”

The company remains on schedule with a September 2021 announcement that it planned the move-in of the first employees in February after an initial delay from fall 2021.

Fast-growing Milwaukee Tool bought the property in May 2021 for $7.9 million from a limited liability company incorporated by Scott Lurie’s F Street Development in Milwaukee. Crews began interior demolition in summer 2021 and the project is scheduled to be complete by this fall, McGee said.

Milwaukee Tool is eligible for up to $12.1 million in initial city of Milwaukee subsidies if it hits a hiring goal of 1,200 at the former Assurant Health insurance offices built in 1978.

McGee said the company plans to employ more than 1,200 at the downtown offices within three years.

Milwaukee Tool retained Mortenson Construction as the general contractor and Stephen Perry Smith Architects of Milwaukee as the architect.

Milwaukee Tool could spend $30 million upgrading the Michigan Street building and after that could add three floors to the top of the building for even more workers.

The first group of employees occupying the downtown offices will be from the brand marketing and channel marketing departments and the entire hand-tool office team, including engineers, McGee said.

Milwaukee Tool executives continue to develop a timeline for future employee move-ins to downtown, McGee said.

“It’s going to be in a state of construction for a while,” she said.

Milwaukee Tool tour is a journey through space and time

Stagnation and revival

Richman said he was brought in as president nine years ago after the company had been stagnant for some time.

"For 10 years, we were a $450 million company. All of our competitors were growin," he said.

Richman said the process of rejuvenating Milwaukee Tool began with the company looking to recruit the best people it could get. In the last decade, Milwaukee Tool has seen its employee count increase from just over 200 to 775 at its Brookfield headquarters; officials note that 80 jobs remain open.

The company has also seen its sales increase from $450 million to $2 billion this year.

With the history covered, Richman led a tour of the facility.

One of the first stops was the company's atrium. Cushioned couches and chairs abound across the enormous room, along with tables and televisions. The room looked like Milwaukee Tool's take on Google's offices.

Brookfield Alderman Dan Sutton observed one particularly interesting piece of furniture in the atrium, a table bearing graffiti-like décor in a rainbow of both colors and content.

Making a mark

Richman explained that the table was decorated as part of the company's 2015 celebration when it reached $2 billion in sales. Every employee at the headquarters was invited to write a message about something that mattered to them. Those who chose to honor their alma maters with those messages showed how many places Milwaukee Tool employees come from, ranging from Virginia to a blue "M" accompanied by "Go Blue" — maybe a nod to the University of Michigan.

At this point in the tour, another council member, Lisa Mellone, complimented Milwaukee Tool on its involvement with the Elmbrook School District through its robotics program.

"I have two sons who have been on the BEAST Robotics team. Your employees do a great job as mentors with that," Mellone said.

Richman continued the tour with a walk through a couple of engineering labs and office spaces, switching, at times, into mechanical jargon.

Another highlight along the way is an area currently under development near the rear of the building that Milwaukee Tool hopes to use to offer more working space for its younger employees. Richman said the space in was once thought of as unneeded and is symbolic of the company's growth.

"Eight years ago we looked at this and said 'We're never going to be able to fill this,'" Richman said. "Now our biggest complaint has been 'Why haven't you been getting us more space sooner?'"

More than factory space

The rest of the tour included a trip past Milwaukee Tool's training space, another aspect of the headquarters that Richman said needs to grow as the company continues to create new jobs.

Part of Milwaukee Tool's pitch for its TIF district has been making note of the ripple effects that the expansion could have on the area, encouraging other redevelopment in the immediate area as well as bringing hotel, restaurant and shopping revenue to the city and the region.

"It's not only for training either. For customers and users, we bring in people," Richman said. "That's hotel rooms, restaurants, (rental) cars."

The tour ended with a return to the atrium space, where both refreshments and renderings of the proposed expansion were displayed.

A public hearing regarding a rezoning request for Milwaukee Tool was scheduled for Tuesday, Feb. 2, before the common council. A hearing specifically addressing the topic of the proposed TIF district is scheduled to take place prior to the city's next plan commission meeting on Monday Feb. 8.

Milwaukee Tool Opens New Manufacturing Plant

On Aug. 10, Milwaukee Tool was joined by the Wisconsin Economic Development Corporation, the Milwaukee 7 and local officials to celebrate the grand opening of the company's newest manufacturing plant in West Bend, Wisconsin.

On Aug. 10, Milwaukee Tool was joined by the Wisconsin Economic Development Corporation, the Milwaukee 7 and local officials to celebrate the grand opening of the company’s newest manufacturing plant in West Bend, Wisconsin. 

Located only 20 minutes from Milwaukee’s global R&D headquarters in Brookfield, the 95,000-square-foot facility will manufacture new, innovative hand tools for the electrical, power utility, plumbing and mechanical trades. The company has invested $55 million to build and equip this facility with advanced technology and equipment, Milwaukee Tool said.

“This state-of-the-art facility, and the people who work here, will play a critical role in delivering the next wave of hand tool innovation to the industry,” said Tim Albrecht, president of Hand Tools, Storage & PPE for Milwaukee Tool. “Wisconsin has been our company’s home for nearly 100 years — we’re thrilled to continue our growth here where we’ve been able to recruit some of the best talent in the country.”

The opening of the facility is the first development in the city of West Bend’s newest 216-acre industrial park, West Bend Manufacturing Center, and will create 150 jobs in the area, according to a news release . 

“We are proud to welcome Milwaukee Tool to the city of West Bend,” said West Bend City Administrator Jay Shambeau. “Milwaukee Tool’s investment brings high-value employment opportunities, and we look forward to its further expansion in West Bend.”

Milwaukee Tool manufacturing plant opens in West Bend, creating 150 new jobs

WEST BEND, Wis. — On Wednesday morning, Milwaukee Tool opened a new manufacturing plant in West Bend, creating around 150 new jobs in the area. It will be the first development in the City of West Bend’s new industrial park, West Bend Manufacturing Center.

“We are proud to welcome Milwaukee Tool to the City of West Bend,” said West Bend City Administrator Jay Shambeau. “Milwaukee Tool’s investment brings high-value employment opportunities, and we look forward to its further expansion in West Bend.”

The new 95,000-square-foot facility is located only 20 minutes from Milwaukee’s global R&D headquarters in Brookfield. The company invested about $55 million to build and equip the facility with advanced technology and equipment.

This will aid in the manufacturing of new, innovative Hand Tools for several trades, including electrical, power utility, plumbing and mechanical. Cutting pliers and screwdrivers will be the first things made at the facility.

“This state-of-the-art facility, and the people who work here, will play a critical role in delivering the next wave of hand tool innovation to the industry,” said Tim Albrecht, President of Hand Tools, Storage & PPE for Milwaukee Tool.

Several partners joined Milwaukee Tool at the grand opening, including Gov. Tony Evers, the Milwaukee 7 (M7), several West Bend officials and long-term partner Wisconsin Economic Development Corporation (WEDC).

“Milwaukee Tool is an iconic global brand that, by its name alone, makes our state synonymous with quality manufacturing,” said WEDC Secretary and CEO Missy Hughes in reaction to the opening.

Hughs added that WEDC is pleased to continue investing in the company as it expands across the state. Earlier this year, the Development Corporation and Gov. Tony Evers announced they would assist in the Milwaukee Tool expansions with an additional $22.5 million in Enterprise Zone tax credits. 

“I look forward to maintaining our positive partnership with Milwaukee Tool and to continuing our support of their efforts to expand and bring quality, family-supporting jobs to hardworking Wisconsinites,” said Gov. Evers regarding the new facility.

Milwaukee 7 (M7), the southeastern Wisconsin’s regional economic development organization, also chimed in, saying Milwaukee Tool now “joins a long list of companies designing and producing highly engineered and technical products.”

Roles at the new facility, ranging from engineers and operators to quality technicians, are now open. Interested applicants can apply here.

“Wisconsin has been our company’s home for nearly 100 years — we’re thrilled to continue our growth here where we’ve been able to recruit some of the best talent in the country,” said Albrecht.
