The Montreal Canadiens are having trouble scoring goals but the team has scored a hat trick when it comes to branded condominiums.

The close-to-$150 million Tour des Canadiens 3 condominium development has been launched near the Bell Centre in downtown Montreal. The tower is the third condo build in the proposed $2 billion Quad Windsor venture.
Construction of the 55-storey, 567-unit condo tower is to begin sometime in 2018, depending on pre-sales, as part of a joint venture between developers Cadillac Fairview and Canderel and the Club de hockey Canadien. The building, located at de la Montagne St. and Saint-Antoine St., should be completed in 2021.
“We expect that the sales will be very strong,” says Brian Salpeter, senior vice-president, development, Eastern Canada portfolio at Cadillac Fairview.
Condos ranging from one to three bedrooms, as well as penthouses, will sell for between $200,000 and more than $1 million. There will also be 12 townhouses on the south side of the tower next to a two-acre municipal park planned by the City of Montreal.
Tour des Canadiens 1-2 sold out
The first Tour des Canadiens with 552 units was the quickest-selling condo project in the history of Montreal, while the 590-unit Tour des Canadiens 2 sold out almost as quickly, says Daniel Peritz, senior vice-president of Canderel.
Canderel’s roles in the three Tour des Canadiens include production, construction, sales and marketing and after-sales service.
The first Tour des Canadiens has been completed and Tour des Canadiens 2 is on target for delivery in the second half of 2019.
“Montreal was a little bit behind Toronto in terms of major condominium projects in the downtown core,” Salpeter says. “There’s a catch-up, so you see a lot of projects now.”
Overall, the Montreal market continues to be strong, with the city doing well economically, he says.
“People are feeling really positive about things in Montreal.”
Cadillac Fairview leads Quad Windsor venture
Quad Windsor, which has been led by Cadillac Fairview, is part of a strategic move by the company to “create communities and not just sort of one project here and there,” Salpeter says.
The developer is “trying to be very thoughtful about what we develop and not just develop quickly for the sake of development.”
Cadillac Fairview started to assemble the land that comprises Quad Windsor in 2006.
Aside from the three condo towers, it includes the 495,000-square-foot Tour Deloitte , the first downtown office tower to be built in 20 years. Also proposed are two office towers with a potential of 1.2 million square feet at 750 Peel St., just east of the Tours des Canadiens sites, and additional residential buildings at 600 Peel St.
Development of additional office towers will depend on finding anchor tenants, Salpeter says.
“We’re in active discussions with a number of companies who are looking for modern, state-of-the-art office buildings.”
Office towers could accommodate Amazon
He noted new office space at Quad Windsor could accommodate Amazon’s needs as part of Montreal’s bid to land the Seattle-based company’s second North American headquarters.
Residential developments at Quad Windsor are part of “a trend of having sports and entertainment as an anchor for development.” He notes Quad Windsor is similar to the Cadillac Fairview-led Maple Leaf Square in Toronto and similar developments around the Staples Center in Los Angeles, Victory Park in Dallas and the ICE District in Edmonton.
“People want an environment which is the proverbial live, work and play. That’s what we’re helping develop in this area. That didn’t exist in Montreal.”
So far, buyers at Tour des Canadiens run the gamut of young and old, local and foreign, but the majority are Montrealers buying units for their own uses or for investment purposes, Salpeter says.
He contends media reports many of the units in the first Tour des Canadiens have been used for Airbnb rentals – and often by rowdy partiers – have been overblown.
Long list of amenities in development
The Tour des Canadiens 3 will include a boutique hotel-style, two-storey lobby, WiFi lounge with large- screen TVs and pool tables, an indoor-outdoor pool, a skylounge on the 55th floor and a storage area for online purchases and grocery deliveries. There will also be a pocket park outside the building, inspired by New York City’s Paley Park.
A pedestrian bridge will cross above Saint-Antoine St. connecting the condo tower to Tour Deloitte, Windsor Station, the Bell Centre and Montreal’s underground network.
As with the two other condo towers, the emblem of the Canadiens will be illuminated at the top of the building. Residents will be eligible for discounts for Montreal Canadiens games and other Bell Centre events.
The Montreal Canadiens “are not just about hockey,” in Montreal, Salpeter says. “It really is a team that resonates across the world.”
Peritz also revealed a proposed Canderel development on the site of the former Spectrum concert hall on Ste. Catherine St. in the Quartier des Spectacles area is being rethought by the developer.
Once slated for an office tower, the project with a density of 1.1 million square feet will likely become a mixed-use development, with shovels hopefully in the ground in the next 12 to 24 months.
“Montreal is very healthy,” Peritz says. “The question is will that health extend to the office market?”

As the second Tour des Canadiens tower takes its place in the Montréal skyline, Cadill ac Fairview , Canderel and the Club de hockey Canadien are kickstarting construction on the record-breaking sequel in the now three-tower complex. The 55-storey Tour des Canadiens 3 (TD3), designed by IBI Group with Béïque Legault Thuot Architects , will contain 565 units, including a dozen townhouses on the south side of the tower oriented towards a new two-acre urban park.

The project comes at an auspicious time in Montreal's real estate market, which is being supported by strong immigration, a low unemployment rate and a growing IT sector. With 1,571 presale condominium units sold as of the fourth quarter of 2017, condominium sales have skyrocketed 190 percent from the figures recorded in 2016.

The third tower plays a key role within Cadillac Fairview's $2 billion Quad Windsor district. TD3 residents will be treated to a direct connection to the métro, RESO, commuter trains, Tour Deloitte and Centre Bell via an enclosed skybridge. Réseau express métropolitain, the city's $6.3 billion light rail transit network expected to enter operation in 2021, will also be linked to the project.

Interior amenities, branded "The Club," include a Mediterranean-inspired indoor pool and an outdoor terrace overlooking Quad Windsor. Additional facilities include a fitness room, games room, private party rooms, and a 55th floor skylounge. The 10,000-square-foot sales office, which allows visitors to experience the amenities through virtual reality, will be having its grand opening this weekend.

Les Canadiens résistent aux Blue Jackets
MONTRÉAL – Puisque le Canadien menait 3-0 en moins de six minutes d'action, vous pourriez penser que le club montréalais s'est éclaté contre l'opposition moins forte des Blue Jackets de Columbus . Mais c'est loin d'être la véritable histoire et une chance que Cayden Primeau était là. Voici nos observations de ce triomphe du CH par ce même pointage. Primeau brille, Elvis disparaît Pour son premier départ depuis la transaction de Jake Allen , Primeau n'a pas bousillé sa chance de jouer plus souvent. À vrai dire, le gardien de 24 ans a sauvé la mise pour ses coéquipiers à plus d'une reprise et souvent contre des menaces de l'enclave (20 de ses 41 arrêts). Primeau était vif devant son filet et il a été récompensé avec trois arrêts de ses poteaux. Il aurait pu mieux gérer certains retours, mais ce fut une prestation inspirée de sa part. Sa véritable récompense est venue des partisans qui ont scandé son nom jusqu'à le rendre émotif durant l'entrevue sur la patinoire avec le collègue Marc Denis .
« Il n'y a pas de mots pour décrire cet appui des partisans. C'était un mardi soir et ils étaient en grande forme dès le début, c'est un endroit spécial pour jouer », a ajouté Primeau quelques minutes plus tard dans le vestiaire. Il a donc savouré son deuxième blanchissage consécutif et le deuxième de sa carrière. C'était fois-ci, c'en était un vrai! Son vis-à-vis, Elvis Merzlikins, a connu une soirée à l'autre bout du spectre. Il a lancé un long regard vers son banc en étant chassé après le troisième but du CH. Le pauvre n'a pas reçu l'aide de ses partenaires et il aurait pu stopper le tir de Juraj Slafkovsky sur le deuxième but. Son remplaçant, Danil Tarasov, a été nettement plus solide. « Cayden a super bien joué, il était prêt pour ce match. C'est une équipe qui m'a surpris un peu, je ne m'attendais pas à autant de volume, ils lançaient de partout. On a assez bien géré ça et quand ils ont eu des ouvertures, Cayden était là », a jugé Martin St-Louis. Un pointage vraiment trompeur... Oui, le Tricolore s'est fait plaisir tôt au premier tiers en enfilant trois buts après quatre petits lancers. Brendan Gallagher a lancé le bal dès la 21e seconde en faisant habilement dévier une passe de Jake Evans pour son 11e de la saison. C'était ainsi la première fois depuis février 2004 que le Canadien comptait un but dans la minute initiale lors de deux matchs de suite. Slafkovsky a enchaîné avec son 14e du calendrier durant un avantage numérique et Joshua Roy a poursuivi sur sa lancée en faisant dévier un boulet d'Arber Xhekaj. « Josh possède l'intelligence, des deux côtés de la patinoire, pour faire ce que le jeu lui demande. Ça mène à des retombées positives. Il était le premier attaquant et il s'est arrêté au filet, c'était la bonne chose », a analysé St-Louis en reconnaissant que ce lancer était « pesant ». Mais si vous n'étiez pas au Centre Bell et que vous ne regardiez pas ce grand classique à RDS, les Blue Jackets de Pascal Vincent ont dominé 22-8 au chapitre des tirs. Ils auraient facilement pu retraiter au vestiaire avec une égalité de 2 à 2 et non un déficit de 3-0. ... un temps de possession révélateur Lorsque St-Louis voulait que sa troupe démontre le même engagement contre un adversaire moins épeurant au classement, il ne pensait pas du tout au portrait des deux premiers engagements. Les données récoltées par SportLogiq ont démontré que les Jackets avaient passé 9 :15 de plus que le Canadien en zone offensive. Pour le temps de possession en zone offensive, Columbus a mené 9 :33 contre 5 :04. Certes, le CH a écopé de trois punitions pendant la période initiale, mais il n'a pas été puni au second tiers. En ce qui concerne les chances de marquer dangereuses, le décompte arrive à 21-12 en faveur des Jackets. Toutefois, le Canadien a mené 11 à 9 quand on recense uniquement les occasions à égalité numérique. « On leur a donné une chance de revenir avec nos punitions. Mais j'ai aimé comment on a géré la deuxième partie du match, on n'était pas têtus en zone neutre et on ne s'est pas tirés dans le pied, ce qu'on faisait parfois auparavant », a noté l'entraîneur qui voulait analyser ces chiffres et les images pour se forger une vraie opinion du travail défensif. « On n'a pas joué notre meilleur hockey dans la première moitié du match, on a mieux contré leurs menaces par la suite. Oui, ils ont eu des chances, mais on a effectué un bon boulot dans l'ensemble pour contrôler leurs occasions dans les zones plus dangereuses. On savait qu'ils jouaient bien dernièrement, ils viennent de battre Vegas, New York et Edmonton », a décrit Kaiden Guhle. Le désavantage numérique brille récemment Outre la soirée de Primeau et l'opportunisme offensif, l'autre point positif du Canadien a été son travail en infériorité numérique. Pour une cinquième partie d'affilée, le Canadien n'a rien cédé dans ce contexte pour un total de 14 en 14. Encore une fois, ce sont Michael Matheson, David Savard, Jake Evans et Joel Armia qui ont hérité de la plus grande portion de ce mandat. Au final, le Canadien a trouvé une manière de remporter un quatrième duel consécutif contre Columbus tout en balayant la série de confrontations en 2023-2024. Call of the Wilde: Montreal Canadiens finish road trip, swept away by Hurricanes 4-1

The Montreal Canadiens ‘ four-game road trip ended Thursday night in North Carolina.
The Canadiens managed points in the first three games, but in the final contest, they fell 4-1 to the Hurricanes.
Wilde Horses
It was a second straight game with a goal for Joshua Roy as he continues to find his form at the NHL level. The Canadiens have struck again, it appears, with a fifth-rounder as Roy joins Brendan Gallagher as huge surprises late in the draft.
Success in the fifth round runs at two per cent that an NHL regular is found and one per cent that a star is found. Roy was chosen 150th and Gallagher went 147th. With two fifth-round success stories, Montreal could miss on their next 98 selections there to drop to the league average.
Roy’s goal was a beauty again as he fired his deceptively quick shot. It’s a quick release that is leaving goalie’s slow to react. On his first-period goal, Roy also deftly looked pass while he was shooting. It was a beautiful feint. It’s the difference at the NHL level. Any form of deception is absolutely vital to success.
Roy is also a strong defensive player so far as an NHL pro, which is surprising considering he was so poor in the American Hockey League. Which calls into question yet again: what are they doing down there?
Not to pick on the Laval Rocket and their teaching skills, but it is shocking how much better a player can be after some Martin St. Louis and Adam Nicholas teaching sessions.
Another player whose game is coming together is Alex Newhook. He may be a second top-six that the Canadiens are discovering this season. The criticism of Newhook was that he was a perimeter player, but that simply is not the case.
In the second period, he cut across the net right through a defender. It was a brave play and a dangerous one, but he went through it with great skill and didn’t score due to just a little bit of puck luck as it rolled off his stick.
The Canadiens have the worst goal scoring from lines two, three and four in the entire league. It’s why they are low in the standings: Roy continuing to improve, and Newhook on the verge of being a top-six, back with a healthy Kirby Dach could change the entire complexion of the club next season.
It’s a more mature and growing first line continuing their excellent work, and then Newhook and Roy the wingers for Dach could add 60 goals to the totals next season. That’s the number that moves the club from 232 to 285 in total goals and that’s the number that means success.
Wilde Goats
It was another competitive game from the Canadiens against one of the league’s best. The results weren’t exactly strong on the four-game road trip with two shootout losses and one overtime win, but the play was impressive overall.
Every team they played of the four are playing strong hockey and are in need of wins, and the club near the bottom of the standings stayed right with all of them in their own arenas.
On the surface, with the surface being the standings, it may not look like the building blocks are coming together, but if they can stay healthy next season, they will find success.

General Manager Kent Hughes has already significantly improved his chances in the next two years of obtaining high quality in the draft. Hughes has four first round choices coming in the next two drafts. He did it with mastery of the contract and talent awareness of Sean Monahan.
Four first-round choices in two years is a total any franchise would be thrilled with, and Montreal hockey fans need to look at the big picture to realize the significance of the excellent work already done.
Significant as well is that in no cases has an opportunity to obtain more first round choices been lost yet. If the contracts of Joel Armia, David Savard, Josh Anderson, and Jake Allen were expiring at the end of this season, and Hughes was going to let them all slide, then that would be an issue.
However, Hughes knows that he can wait on every asset that he has to get the best deal, except Tanner Pearson who would not fetch a high-level return anyway. At the next trading deadline, Hughes will likely be quite a lot busier than this one.
Savard is the perfect example to note Hughes’ acumen. Hughes is getting many calls about Savard, but he will not move from his asking price. It is likely that Hughes is asking for a first-rounder, but teams are only willing to part with a second-rounder.
There is absolutely no reason for Hughes to give up on that wish for a first. He can hold Savard all the way to the trading deadline next year and get a second then, or a second now. There’s no difference, except the added advantage of the services of the player for 82 more games.
Hughes has shown he absolutely does not lack patience, and in the game that is trading, it is absolutely necessary to wait for the best return, understanding the marketplace and your timeline. Hughes is tracking a timeline that concludes in March of 2025, not on Friday.
This has been a buyer’s market, and Hughes has all of 2024 and three months of 2025 to let the scales tip in his direction. It’s time to be calm no matter what happens as the deadline passes. Even if nothing happens, it’s better than doing something just for the sake of it.
